Phase III

This will be formally referred to as the Interim Planning for Brownfield Redevelopment (IPBR) Reports. The IPBR objective was to provide recommendations for additional investigation and an estimated cost to complete the additional recommended investigation. Of the six sites it was determined, after further assessment, that two of the sites were minimally impacted, and did not require further investigation. For the remaining four sites it was recommended that a Phase II ESA Supplemental Work Plan be prepared. In general the Supplemental Work Plans recommended additional site soil sampling, monitoring wells, water testing, completion of Supplemental Risk-Based Assessment, and completion of a Supplemental Phase II ESA report.

As noted, the IPBR reports were structured to provide a conceptual plan to delineate the impacts detected during the Limited Phase II ESA investigation. A budgetary estimate (approx. $50,000 per site) for completion of supplementary environmental assessment was provided in the IPBRs.
